We buy residential apartment buildings that are under managed and upgrade them. The kind of buildings we buy are generally:
- Off the "radar map" of large institutional investors because of their size or locations
- Less than 200 apartment units
- Require alot of capital work
- Are owned by unsophisticated "mom and pop" owners
What we do with the properties:
- Wrap enterprise class management, service and technology systems around them
- Upgrade the apartment suites to increase rents and retain better tenants
- Upgrade the tenant profiles
- Invest in energy efficiency and utility conservation upgrades
- Fix deferred maintenance items
- Convert to condominiums (when possible and appropriate)
- Treat our tenants as valued customers. Many landlords treat tenants poorly, but given that a tenant may pay $800/month, this means that they will pay almost $50,000 in just five years. That´s alot of money!
